What are some of the benefits only offered on a VA loan? 

    SELLER CAN PAY 4%. No other loan allows a high seller contribution on a $0 down payment loan. There are many advantages to using your VA entitlement to purchase a home! Paying for a buyer's closing costs is considered a seller concession, and seller can agree to pay up to 4% of the sales price of the home on a VA loan. Thus, if a home sells for $200,000, then the seller can only pay $8,000 of the buyer's costs.
     
    Only on VA loan can Seller Concessions be used for DEBT REDUCTION! Such concessions can be used to pay for the buyer's VA funding fee, loan costs, property taxes and insurance among other costs, or even debt reduction!

So what does this mean? Well, if the seller offers to pay 4% seller concessions, or $8,000 as in the previous example, and you need $3,000 to pay for some of the items listed above, that would leave you $5,000 to consider using to pay off other debt. Let's just say, for instance, you have a car payment of $250 a month, and you have 18 months left to pay it off. The remaining seller concessions could be used to pay off that car loan!
